Delivering a major residential development in the heart of Dublin requires more than quality materials. It requires coordination, programme certainty and a supply partner capable of supporting multiple stages of construction.
At The Carriage Works, North Wall, Dublin 1, Kilsaran brought together expertise from across the business to deliver an integrated construction solution for one of Dublin’s largest residential developments.
Comprising more than 700 apartments across seven buildings ranging from 9 to 18 storeys, the scale of The Carriage Works presented a number of challenges. With a constrained city-centre site and an ambitious construction programme, an efficient and coordinated approach was essential to keeping the development progressing.
One of the defining features of Kilsaran’s involvement in The Carriage Works was the breadth of solutions delivered across the project.
Kilsaran’s Precast team supplied and installed more than 15,000 precast concrete elements, helping to complete the superstructure in just over 52 working weeks. Block C2, one of the tallest fully precast concrete frames in Ireland, was fully enclosed within nine months, demonstrating the benefits precast construction can bring to demanding project programmes.
The precast package incorporated a wide range of structural elements, including Hollowcore Flooring, Solid Walls, Twin Walls, Stairs and Landings, Columns, Beams and Lattice Flooring.
Beyond precast, Kilsaran supplied approximately 30,000m³ of Ready-Mix Concrete, together with aggregates and 25,000 concrete blocks, providing further support to the structural requirements of the development. Ready-Mix deliveries also included the use of electric concrete trucks.
The project also demonstrates how Kilsaran’s solutions can extend beyond the main structure of a development.
KPRO Facades & Mortars delivered approximately 6,000m² of External Wall Insulation (EWI) alongside coloured masonry mortar in Off White and Charcoal. These systems contributed to both the performance and visual appearance of the completed buildings.
Kilsaran’s involvement continued through to the external spaces, where Classic Flag paving and the Kilsaran Streetscape System were installed throughout the public realm.
These solutions helped create durable, attractive external areas around the development, providing a high-quality finish for residents and the wider surrounding environment
With several Kilsaran Business units contributing to the same development, The Carrige Works highlights the value of an intergrated approach to large-scale construction.
Bringing precast, concrete, ready-mix concrete, blocks, facade systems, mortars and paving solutions together through one organisation helped reduce interfaces between suppliers while supporting an accelerated construction programme.
Working alongside John Paul Construction, Kilsaran was able to combine manufacturing capability, technical expertise, logistics and on-site coordination to support the project from its structural elements right through to the finished external enviornment
The Carriage Works demonstrates what can be achieved when products, technical expertise and project delivery come together.
From the building structure and façade through to the surrounding public realm, Kilsaran’s involvement showcases the breadth of solutions available to support complex residential developments at scale.
