Kilsaran has been appointed by John Paul Construction as the principal precast and ready-mix concrete supplier for the landmark Parkgate Street residential development in Dublin, one of the largest and most ambitious housing projects currently progressing in Ireland.
The development, being delivered by the Land Development Agency (LDA) in partnership with Castlethorn, will provide 562 new apartments across four interconnected blocks on a prominent city-centre site overlooking the River Liffey and opposite Heuston Station. At the heart of the scheme is Parkgate Pointe, a 30-storey tower that is set to become Ireland’s tallest building when completed.
As a key delivery partner on the project, Kilsaran will manufacture, supply and install approximately 97,000m² of precast flooring and wall systems, supporting the efficient delivery of this large-scale residential development through advanced off-site construction methods.
The project brings together Kilsaran’s manufacturing capacity, technical expertise, logistics capabilities and on-site installation experience to provide a fully integrated precast solution.
The scope of works includes:
Production will be carried out across Kilsaran’s precast facilities in Arthurstown and Brownstown, Co. Kildare, and Oranmore, Co. Galway, leveraging the company’s nationwide manufacturing network to support the project’s demanding programme.
A key factor in the successful award of the contract was Kilsaran’s extensive involvement during the preconstruction phase. The Kilsaran team worked closely with Arup, Reddy Architecture + Urbanism and the John Paul Construction preconstruction team to develop solutions that support the project’s design, programme and construction requirements.
This early engagement allowed the project team to maximise the benefits of off-site construction while ensuring efficient coordination between design, manufacture and installation.
With a development of this scale located on a constrained city-centre site, efficient construction methodologies are essential.
The extensive use of precast concrete allows structural elements to be manufactured in controlled factory environments before being delivered to site ready for installation. This approach improves quality control, reduces on-site labour requirements and enhances programme certainty, while helping to streamline site logistics and construction sequencing.
For complex urban developments such as Parkgate Street, off-site construction plays a critical role in improving efficiency, reducing disruption and accelerating project delivery.
Commenting on the appointment, Derek Duffy, Managing Director of Kilsaran Precast, said:
“Parkgate Street is one of the most significant residential developments currently being delivered in Ireland and we are proud to be supporting John Paul Construction on this landmark project.
The scale, complexity and prominence of the development highlight the importance of early collaboration, manufacturing excellence and coordinated project delivery. By utilising the combined capabilities of our precast facilities, we will provide a complete precast solution that supports the efficient delivery of much-needed new homes in the heart of Dublin.”
Manufacturing is scheduled to commence in March 2027, with Kilsaran’s involvement continuing through to June 2028 as construction progresses.
Once complete, Parkgate Street will deliver 562 new homes through the LDA’s Project Tosaigh initiative, helping to address housing demand while creating a new landmark on Dublin’s skyline.
